Logan

Logan is one of the busier parts of our week, mostly on the back of rental stock and the rate it turns over. The typical booking is a property manager with a vacant property, a bad feeling about the last tenancy, and a re-letting date to hit.
One piece of advice we give every Logan landlord: do not clean, paint or air the place out before we sample. It feels counterintuitive, but a property that has already been scrubbed and repainted gives distorted readings, and a distorted reading is worse than no reading — it can send you either way for the wrong reason.
If the result may end up in front of the tribunal, book detailed sampling rather than a composite. A composite is a real lab result but it is an average, and an average is easier to argue with.
